large scale... situated at a major nodal point in newhaven, east sussex this mixed use scheme intends to break down the barriers created by the ring road and connect newhaven town centre to the recently developed east quay and ferry terminal. the proposals include almost 10,000 sq. ft or commercial floorspace and forty of one, two and three bedroom apartments; 25% of which will be affordable.
in order to connect the different areas of newhaven back to the town centre the proposal addresses all sides of the site to generate movement and interest, drawing people into the town.
to minimise the impact on the natural environment the building will use thin joint construction and high levels of external insulation to minimise heat loss, the use of living and green roofs to provide external amenity space and minimise surface water run off from the site, use photovoltaic cells to power lighting in communal areas, provide a car club for residents of the building and surrounding area and use energy piles to subsidise space heating through geothermal technology.
