Occupying a 63m long, 8m wide former bakery in Kemp Town, Brighton and having little street access the scheme successfully creates a mixed use development that provides contemporary commercial and traditional residential units over the length of a steeply sloping site (7º), hemmed in all sides by residential gardens.
A number of issues that were addressed and overcome in this contentious urban infill included; asbestos removal, poor ground conditions and twenty-two separate party wall awards. In order to overcome the tight site conditions innovative fixing methods were used for fixing insulated panels along boundary walls, light tubes were installed to ensure good levels of natural light were achieved in all commercial units, and a communal south facing garden was provided to ensure all residents had access to outside space.
