This project is for a strategic site in Newhaven Town Centre, East Sussex; the site faces onto the Newhaven ring road and Bridge Street which links the forthcoming Marina development to the Town Centre. This site is vital to bridge the link between the Marina and Town Centre ensuring businesses remain within the Town Centre and it can once again become a prosperous area for the local people and day trippers from the surrounding areas and as far afield as France.
The proposals are for 900sq.m of Retail / Commercial space and a mixture of one, two and three bedroom apartments looking over the River Ouse and Newhaven Town Centre, with one and a half stories of underground parking. 25% of the residential accommodation will be designated for affordable housing. The residential apartments sit on top of a two storey plinth that houses the commercial units and accommodates the changing levels across the site. The residential units a separated into three structures to minimise the buildings impact on the surrounding environment.
A variety of proposals have been set out to minimise the building's impact on the environment including the use of thermal mass to minimise heat gain within the building, use of recycled content within the concrete frame, highly efficient external envelope to minimise heat loss and the use of living / green roofs to minimise water run off from the site.
